Are you looking for a new place to call home? It can be a stressful time at the best of times trying to secure a new rental property that ticks all your boxes and is close to family, friends, work, etc.
 
But with the added stress of a hot property market and rising prices currently, it can make your head spin.
 
If you are in the market for a new home, here are some ideas to help you secure a spot of your own to call home in a competitive marketplace.
 
 
 
Utilise local expertise
 
 
Get in touch with Real Estate agents in the area you want to live in. Many of them may be able to tell you properties that are coming up for rent even before they are publicly listed if you provide them with what you are looking for, your price range and when you are looking to move.
 
They should also be able to give you an indication of what the market is doing and what to expect when you are applying for a lease in your area.
 
 
Plan for a good impression at the inspections
 
 
In today’s market open inspections are becoming more and more busy.
 
Prepare for the inspection by arriving at least 5 minutes early and allow yourself time to stay and speak to the property manager, be sure to introduce yourself and explain a little about your situation and whether you will be applying for the property.
 
 
Prepare your references
 
 
Once you find your dream rental and the landlord is considering your application, one of the final steps in the decision-making process will be to contact your references.
 
Make sure you have reference lined up who know you are looking and are willing to take the call from a landlord or real estate agent doing final checks. As with any referees is always a good idea to give them a heads up and have a couple of options.
 
 
Be ready to move quickly
 
While the market it very tight, it is not recommended to apply for a property without first viewing it.
 
While most agents use an online platform making it easier to submit your application, these platforms also record the number of applications submitted.
 
A high number of applications submitted can have a detrimental effect on your application as it can cast a negative spin, even in a highly competitive market.
